Buying New Construction
It's exciting to walk into a New Home Community and build the home of your dreams! However, there are a couple of things you need to know. The Builders Sales Associate will come and greet you and the first question they will ask is, "Are You working with a Real Estate Agent"? The other question they have is, "would you please fill out this survey form?" I know these questions by heart since I worked for a builder as a Sales Associate for many years.
The reason you are asked these questions is so they can find out if you will you be represented by a real estate agent or if you will be representing yourself. The minute you say NO to the first question or fill out the form and don't put an agents name down, you become your own representative in the complete transaction whether you buy today or 6 months from now.
The sales associate you have just met owes all their loyalty to the builder! The builders housing budget includes a commission to YOUR REAL ESTATE AGENT so you don't have to worry about paying a higher price for the home to be represented. I think you would agree that you want someone working on your side during the building process so remember my Representation is FREE to you. MAKE SURE YOUR ARE REPRESENTED!
